A professionally installed epoxy floor lasts 10–20 years in a residential garage and 5–10 years in a heavy-use commercial or industrial space. That range is wide because "epoxy" is really a stack of layers, and each one has a different failure mode.
What actually fails
- The bond to the slab — fails when prep was skipped or moisture wasn't tested. Symptom: sheets peel up.
- The topcoat — wears through in traffic lanes. Symptom: dull spots and hazing.
- The base color — ambers under UV if the topcoat isn't UV-stable. Symptom: yellowing.
By use case
Residential garage: 15–20 years with a polyaspartic topcoat and light re-coats. Home basement: 20+ years, since it never sees UV or hot tires. Retail floor: 7–10 years before a topcoat refresh. Warehouse with forklifts: 5–8 years on the traffic lanes, longer in the aisles.
How to extend it
Sweep or dust-mop weekly. Damp mop monthly with a pH-neutral cleaner. Avoid vinegar, citrus, and ammonia — they dull the topcoat over time. Get a fresh topcoat every 5–7 years in a garage; it's a fraction of the cost of a full re-do and resets the wear layer.
